Cost and Options for Basement Waterproofing Allentown PA

Trying to find out a way to cure a wet or musty basement? Curious about advertisements for products that claim to waterproof your basement walls? Do you wonder: Is it possible to completely dry out a whole basement by sealing all the walls?

Here’s How You Find Out What’s Causing All The Moisture

You’ll have to tape a 1-foot-square piece of aluminum foil to the inside of your basement walls. Make sure you leave it in place for at least 24 hours. If there is condensation on the outside of the foil, that means that you have high humidity in your basement. For an easy fix, instead of buying waterproofing products, get a portable dehumidifier. Another option would be a whole house dehumidifying system. If you notice condensation on the inside surface of the foil, it could mean that the soil around your house is damp. Could be damp from a high water table or poor soil drainage. If that’s the case, waterproofing your basement walls will be useful. You can waterproof your interior walls since that may solve the problem for you. Or you can waterproof the exterior walls, which professionals recommend, but costly.

The Scoop On The Four Different Types Of Interior Waterproofing

1. Concrete Waterproofing Coatings: Thick cement-like coatings that when dry, adhere permanently to concrete. Masonry walls as well. Apply the coating with a weighted brush made with Tampico bristles (a natural fiber). Swirl the brush at the final stage of application to give the wall a finished and attractive look.

2. Concrete sealers that are silicate-based are also known as densifiers. These are suitable for walls that aren’t painted or sealed. The sealers soak in and have a chemical reaction with ingredients in the concrete or brick. This forms a hard, waterproof surface.

3. Waterproofing paint (acrylic formula), is not all that different from ordinary wall paint. But you roll, brush, or spray it on, much more thickly. One (1) gallon covers 75 square feet, not like the typical 300 sq. ft. that you can cover with conventional paint. Waterproof paint is fine for a DIY application. You can apply it over painted surfaces, and paint over it once it’s cured (approx. 1 gal./$35).

4. Plastic Sheets and Panels: These are suitable for wall waterproofing. But only in combination with some interior basement drainage systems. The sheets and panels don’t stop the water from getting through the wall. But they do stop the water from ruining things in your basement.

EXPERT TIP: These products will not work unless you seal cracks and gaps the proper way. Make sure you fill cracks and holes less than 1/8-inch wide with polyurethane masonry caulk. The tube should be close to $5/10-oz. For larger cracks, use an epoxy filler.

YOUR BEST BET: Exterior Waterproofing

Exterior waterproofing will completely stop water and moisture from coming through the walls. It’s the surest way to 100% waterproof your basement walls. Its a full-scale solution and also the most expensive, often $15,000 to $30,000. But trust me, it will put a stop and you won’t have to keep investing in temporary solutions.

Exterior foundation waterproofing involves excavating. The excavation is all around the house to the full depth of the foundation walls. Next step is to install a waterproof membrane topped by drainage panels. The panels provide a path for the water to flow down an external French drain at the bottom of your foundation. From the drain, the water will flow by gravity or with the aid of a sump pump if necessary. It flows away from your foundation to another part of your property, or into a storm drain.
